The process of purchasing an HMO begins with identifying a property that is of sufficient size and in a good location for rental demand. Depending on planning constraints, we either convert to an HMO or refurbish an existing HMO to add value.
We invite the HMO officer from the council to discuss floor plan amendments, fire/lighting safety provisions, room sizes, HMO licensing and take on any feedback they wish to offer. After that, we proceed with the renovation and ensure the property is regularly visited to identify and resolve any problems early on.
We bring in modern, high-quality and beautiful furniture/decor to appeal to our prospective tenants and may even create a virtual tour to assist potential tenants who can’t access the house. The property is then assessed for any final ‘snags’ that need addressing and then we leave it in the hands of the fantastic lettings agent team, who fills the house with pre-vetted tenants.
